Part of an old farm complex it is separate from the main farmhouse and converted barn and has it's own private garden to the front and side. Fully renovated and all on one level the kitchen/sitting room opens on to the south facing terrace for the sun lovers while at the side of the property is a covered terrace where you can relax in the shade.There are three spacious bedrooms, two of which are double rooms, one with a toilet next to it. The third big bedroom is next to the shady terrace at the back of the property and can sleep up to four in two single beds and bunk beds. There is a separate shower room with toilet. The large solar heated swimming pool measures 11m x 6m with roman steps and a custom built hot tub. Sensor lights automatically illuminate the pool terrace in the evenings as dusk falls and two large roman style pots pour water into the pool. The pool is shared with the owners. The market town of Chalais is 2 mins away by car or a 20 minute walk. Here you will find a large Supermarket, banks, post office, restaurants, cafes and bars including the superb restaurant in the Old Guard room at the Chateau Talleyrand perched on the hill overlooking the town. The beaches of Royan are easily accessible together with Cognac, Bordeaux, Angouleme and the historic town of St.Emillion all around an hour's drive. One of the prettiest villages in France, Aubeterre-sur-Dronne is a 10 minutes drive away and there are a number of river beaches for children in the locality. Activities in the area include Golf, Walking, Riding, Canoeing/Swimming, visiting the wine producing Chateaux and Painting tuition in the studio gallery next door. The area is planted with sunflowers, maize and wheat crops and, of course, vines, mostly for pineau and cognac production. This region is known for it's sunny climate second only to Provence. Unspoilt, there is plenty of space with huge skies. The countryside is criss-crossed by quiet lanes passing through small villages with their roman tiled roofs and Romanesque churches. Time moves slowly and it is a place to unwind and explore.
